To begin your search long
distance has it's challenges, yet everyone of
those challenges can be overcome! Let me describe
how my clients and I usually proceed:

Step 1: how will you finance your
home purchase?
Cash is good and all you need is "proof of funds", which
is usually a letter from your bank, stating sufficient funds are
available. Conventional loans require a little more preparation. For more

Step 2: you tell me what kind of home you are
looking for (sq. footage, number of bedrooms and bathrooms,
acreage, location, time and price range etc.)
I
e-mail you active listings that meet your
criteria and I will set up a listing cart for you. You
send me the listings you have already found while searching the
Internet. Together we'll talk about and explore listing details. For your own
searches I highly recommend you use
mapsearch
on this site in addition to the search tools you are familiar
with.

Step 3: when you visit Asheville I will make sure my calendar
has been cleared of other appointments so we have all the time
you need to get our work done. We will visit
the homes of your choice, plus properties I think you should
see. Viewing as many homes as possible is important. It helps me to understand
and actually "see" your preferences and it helps you to get a
realistic sense for local property values.

Step 4: before you make an offer on the property of your
choosing, I'll
do a CMA (comparative market analysis). Our market has a mix of
realistically priced properties and over-priced properties. A CMA
provides us with the necessary clues to determine how high or
low your offer should be. The CMA also allows us to anticipate
the value of the future property appraisal (required by lender).
The signing of your offer
can be accomplished either
long-distance (electronic signatures) or while you are still in town.
The same is true for the sometimes lengthy and always important
negotiation process.

Step 5: once you and the seller have agreed on the purchase price and
all contract changes have been signed, initialed and dated, the
real work begins. But don't worry! We will accomplish it
together via phone, web based communication, digital forms etc., until
all details
(inspection, repair request and negotiation, survey,
time-is-of-the-essence dates, to name just a few) are taken
care of. When the day of closing arrives everything will be
ready for a last walk-through and final
signatures at your closing attorney's office.
(Option in case you cannot be in town is a Mail-away closing)
