Dear Sellers - how the process works

Contact us when you are ready to list your home. We
will meet with you and present our
marketing proposal. We suggest you also ask one
or two competing real estate companies to do the same. It's always a good idea to
get more than one opinion.
We promise we will keep our
presentation short and talk only about the
essentials: how quickly do you want to sell; how
much money do you want; how much money can you get
and is there a way to close that potential gap. We will
explain the difference between sales
approaches and discuss which one may best suit your
individual needs. Together we will devise an
effective marketing plan with an emphasis on online
marketing. We will
create a comparative market analysis, consult recent
sales statistics and study current absorption
rates AFTER our visit to your home, never before.
When you list with us your home has it's own
page on this website with lots of pictures and
detailed information (example). Plus you receive an unbranded webpage
with it's own web address. Agents from other
companies can then forward your home's information to their buyers without
having to advertise our company(example).

It always pays off to make your property
shine before putting it on the market. Please see

selling tips.
By law you will need to fill out a disclosure
form. We will also create two (2) lists: one with
running home expenses and another one with the
improvements you have made since you bought the
home.

We recommend the purchase of a
Home Warranty. Home
warranties purchased at listing time cover you until
closing and you only pay the premium at the closing
table. Additionally, home warranties reassure the
potential buyer, since the buyer will be covered for
the remainder of the running year.
(A home warranty is a service contract that
protects against mechanical breakdowns of covered
systems and appliances in the home.)

When an offer to purchase comes in, we will put our
heads together and consider the terms of the offer
and the financial status of the offeror. According
to your instructions, we will then negotiate with the
potential buyer, usually through the buyer's agent.
If you prefer you can, of course, negotiate directly
with the buyer team.
When an offer is accepted, we will work with the buyer's
real estate agent to keep all parties on the required
time line. After contract signing most buyers will
schedule the following:

Radon Test (sometimes mold test)

Well and septic inspection (if applicable)

About 10 days before
closing we will remind you to contact your phone company,
utilities, cable company, moving company, post office,
newspaper, magazines, friends and family. Selling your
home doesn't have to be stressful. All it takes is
preparation, organization and communication! It's easy!
Seller usually pays for the following at the closing table:

Payoff of existing mortgage

Broker's commission

attorney's fee

recording expenses (to clear title)

Excise tax (revenue) stamps

Unpaid water and other utility bills

Give your home an edge over other listings in the area
by turning it into a Show Home! The check list below is designed to
make the task easier. You might also consider handing the list to a
HOME DETAILING TEAM!
Curb Appeal
LAWN: Cut and edge
SHRUBS: Trim
GARDEN: Weed and edge
DRIVEWAY and WALK: Clear of all obstacles
GUTTERS and EAVES: Check and repair if necessary
EXTERIOR: Check exterior paint/siding, touch up paint
and repair siding
ROOF: If roof needs replacement within a year or two get
estimate.
The First Impression
DOORBELL: Ring doorbell. Make sure it works.
HARDWARE: Check for condition. Polish if possible.
General Maintenance
DOORS: Oil Squeaky doors
KNOBS: Tighten if loose
LIGHTS: Replace burned our lights
WINDOWS: Hire a service to clean/repair windows
PAINT/PLASTER: Touch up paint/cracked plaster
TOILETS and FAUCETS: Check for drips and leaks
Interior
CARPETS: evaluate condition and get estimate if
replacement is necessary
WASHER and DRYER: decide if they convey.
FURNACE: Have furnace checked and cleaned
FRIDGE and STOVE: have your cleaning team detail both
KITCHEN COUNTERTOPS: Remove all appliances you rarely
use
BATHROOMS: try and keep counter space free of toilette
articles.
FANS: Do all fans work? Dust blades.
FURNITURE: Store excess
furniture in areas that feel crowded.
CLOSETS: review your closets. Remove what you don't wear
any longer. Packing will be so much faster when you
move.
Before
Showings
SELLER'S PRESENCE: Try and leave you home during
showings. If that is not possible, don't worry. Have the Realtor
show it anyway.
LIGHTS: Turn on all lights in dark and sparsely lit
areas.
FIREPLACE: Light fireplace if appropriate
DRAPES: Open drapes in the day time
AMBIANCE: Play quiet background music
Pets
Some buyers are afraid of pets, especially dogs, even if
the dogs are very sweet and well behaved. We will find a
solution that is good for your pets and good for your
goal of selling your home. |
